Special Buildings are gained from artifacts, blue prints, or other rewards. So they are not gained by research but by other means. Be it a mission, artifact points, tier reward, or NPC. As such they give more than one type of bonus or a bonus that is hard to get.

The Buildings
As of the current time, every special building takes up a certain size on the planet, in exchange for the bonuses it bestows.
Some information that may be useful when picking artifact buildings to hunt down, the best effect-to-space ratios of researchable Structures are the following (per 1 unit of planet space):
- Resources (single type at a time): 0.666
- Population: 166.6
- Attack: 600
- Defense: 600
- Cloak: 114.286 (or 800 cloak from 7 space)
Most artifact buildings that produce resources can rather easily beat the ratio of the researchable production structures. Artifact buildings that can beat the other ratios, however, are a great deal rarer, especially for Cloak, so if you are looking for buildings specifically for non-resource attributes be very careful to check their ratios against the above values. Also note that the effect of Invasion Defense on protecting a planet from invasion is point-for-point equal to the effect from standard Defense but unlike Defense has no effect on reducing the strength of enemy attacks that are dropping the planet's population, so make sure to compare it to the 600:1 Defense ratio of researchable structures.
Ability-Produced Buildings
These are buildings that can only be gained through using abilities. There are also the buildings created in a round-about manner from the Uldrinan Quota ability of the Uldrinan race to buy from the Uldrinan Market. As the list at that link is well structured it will not be repeated here.

These are buildings gained from Artifact points or Galaxy Points. So no missions grant them. But given their nature, they are the most commonly found buildings on a planet.

Battle Market Buildings
These are buildings bought for various Combat Badges at the Battle Market. Only one of the badge types (Dark) can be obtained without doing PvP (Player vs Player) activities, so if you don't like fighting other players you probably won't get very many of these. Quick summary: Blue badges come from Hacking, Yellow from Raiding, Silver from legion base disables, Green from Invading and Dark from destroying certain NPCs.

Blueprint Buildings
These are buildings that are added to your planetary build list by using a Blueprint Artifact. Blueprint Artifacts are found by completing certain missions. Once an Artifact Blueprint has been used, these buildings can then be built an unlimited number of times, as long as you have enough of the required building materials.
